Commission Breakdown:
1st Home Sold: Earn a competitive 2.5% commission.
2nd Home Sold: Receive a 2.5% commission + $1,000 bonus.
3rd Home Sold: Step up to a generous 3.5% commission.
4th Home & Beyond: Maintain a 3.5% commission on every home
sold through the end of the calendar year.

At SWLA Constructors and Development, we value the relationships we build with realtors and brokers who trust us with their clients. To honor that trust, we offer a Guaranteed Commission Program, ensuring your commission is secured when working with us under the terms outlined below.

Program Terms and Conditions

Initial Client Registration:

Accompany your client on their first visit to our sales office.

Introduce them to a SWLA Constructors consultant.

Complete the Broker/Client Registration Form during the visit.

Client Engagement:
-
Attend all subsequent meetings with your client until the execution of contract documents.

Contract Completion:
-
Ensure your client completes all necessary contract documents, and the sale is closed and funded.

Late Notification Exception:
-
If your client contacts SWLA Constructors directly without notifying you, you have until 5 PM the next business day to complete the registration form.

Our consultants will verify with clients if they are working with a realtor to ensure proper registration.

Broker/Client Registration Form Details
When registering a client, the following information is required:

Client Details: Name, address, phone number(s), and email.

Broker Information: Broker name, associate name, address, and telephone.

Commission Guidelines
-
Commission Amount:
Realtors will receive 2.5% of the contract purchase price, less any seller-paid concessions, upon the successful closing and funding of the home sale. -
Registration Period:
-
The registration period is 60 days from the date of registration.
-
To earn a commission, your client must execute a binding purchase agreement within this timeframe.

Procuring Broker Rules:
-
If multiple brokers register the same client, the broker with the most recent registration date within the 60-day period will be considered the procuring broker and eligible for the commission.

Only one commission will be paid per sale, regardless of multiple registrations.

Additional Terms

Licensing Requirement: Realtors and brokers must hold a valid license to operate in the State of Louisiana.

Buyer’s Agent Role: Brokers and associates must act in the capacity of the buyer's agent.

Builder Communication: SWLA Constructors reserves the right to directly contact registered clients for follow-up communication.

Non-Completion Clause:
-
No commission will be paid if the client fails to close on the home for any reason.

Commission is only paid upon successful closing or slab pour (for custom homes).

Agreement
All parties, including SWLA Constructors, the realtor, the broker, and the buyer, must agree to the terms outlined in this program by signing the agreement form.
